One thing sorely missed in Falkirk is the old In-Shops in the Howgate. It was a bustling community of small independent retailers which added to the mix and made the centre a great place to shop.

Its modern equivalent - Level 3 - is now open, just in time for Christmas!

Level 3 is a new development of 16 shops, children’s soft play area and cafe and is the creation of John Jamieson.

The development represents a £1 million five-year investment in the local economy and will provide employment as well as business opportunities.

The play area will develop in the new year to become a two-hour creche, and then the only full-time creche in the town centre.

John explained: “While there are many empty properties, there are very few affordable to a small trader. Generally the cost of renting small town centre shops starts around £400 a week, plus rates and power and so on, unless you take a shop down a side street or away from the main flow of shopping traffic.

“Level 3 is a different concept, providing small businesses with retail opportunities right at the heart of Falkirk in the Howgate from £120 a week.

“From a shoppers’ point of view, Level 3 offers more variety and more new products which you simply can’t buy anywhere else locally. We have Scotland’s only shop specialising in Funko Pop Vinyl, a comic book shop and a tourist shop which has exclusive licences for ‘Oor Wullie’ and ‘The Broons’ merchandise. We are also bringing in a newsagents, something the Howgate lacks. We are offering small traders opportunities to open and employ locally. We take care of the usual bills, leaving you free to run your business.

“We only require one month’s deposit and one month’s rent in advance. That’s it! No lengthy binding contracts or even legal fees. We offer three, six or 12- month rental agreements, keeping the ingoing costs low and, who knows, hopefully in the future some Level 3 retailers can take on larger stores upstairs or maybe even on the High Street, leaving behind an affordable opportunity for another small retailer to get started.”

Level 3 offers ‘walk in’ packages from £1000 and. It takes care of all the bills including rates, power, service charge, security and communal cleaning for only 10 per cent on top of your rent. They even print your sign as part of your package.
