Let there be light! And there certainly is in this beautiful townhouse, which makes the most of every drop of sun that we are lucky enough to get.

With large patio doors leading to the garden, a conservatory and a balcony ideal for relaxing, coffee in hand, this house takes ‘bright and sunny outlook’ to a whole new level.

Owner Karen Dimmock is reluctantly downsizing now that her children have flown the nest, but there are many things she’s leaving behind with a sigh.

“It’s a lovely sunny house and it’s been a very happy home,” said Karen.

One of the things she particularly loves is its central location – ideal for Falkirk town centre, but also on the doorstep of Callendar Park, where she often takes her dog for a walk.

“The location is great!” said Karen. “You are right in the middle of town, but it is unbelievably peaceful.

“We are at the end of a cul-de-sac so there is no through traffic. It’s really quiet and our back garden is very private.”

The unusual, “two-and-a-half-storey” house is set in a cul-de-sac where no two houses are exactly the same.

Karen and her family moved in nine years ago when it was brand new and over the years they have made modifications to suit their lifestyle.

As the owner of the stylish Zuri Boutique, it’s no surprise that one of the changes Karen made was adding a dressing room to the master bedroom, w hich is one of two en-suite bedrooms.

It’s found on the middle floor alongside two more bedrooms , each with large, built-in wardrobes.

“The house doesn’t have a loft,” explained Karen, “But there is absolutely no shortage of storage!”

On the top floor are a further two bedrooms, one of which Karen uses as a sitting room to make the most of the views.

Another addition the family made was extending the garage, which is where Zuri began life before moving to a permanent home. It is now partly a utility room.

Karen loves the kitchen which leads to a dining area and in turn to patio doors into the garden, creating a brilliant social space.

“When it’s sunny, you can open the doors and bring the outside in – it’s ideal for a barbecue in good weather. But the doors mean that even on a cold day you can enjoy the sunshine,” said Karen.

Although she loves her garden, because it is small, she has a practical artificial lawn, while there is also a lovely decking area.

There is also comfortable parking for at least three cars in the spacious driveway.
